Sellorate Terms of Use

Sellorate wishes to appoint the agent as a non-exclusive marketing agency to promote real estate developments from the Sellorate platform to potential investors both locally in Thailand and abroad unless otherwise stated on the agent page. 


  • The agent shall execute marketing of properties acquired from Sellorate as well as make sales at said properties. 
  • The agent agrees that they will follow any marketing and sales guidelines provided by Sellorate or stipulated by the developer. 
  • Allowed to use the information provided in the agent pack for marketing purposes
  • if materials used for marketing are not obtained from the agent pack, marketing will need to be approved by Sellorate


  • The agent shall:-
    1. serve Sellorate faithfully and diligently and not allow its interests to conflict with its duties under this
    2. use all reasonable endeavors to make introductions of properties to potential purchasers
    3. comply with all reasonable and lawful instructions of Sellorate
    4. have no authority, and shall not hold itself out, or permit any person to hold itself out, as being authorized
    to bind Sellorate in any way, and shall not do any act which might reasonably create the impression
    that the agency is so authorized. The agency shall not make or enter into any contracts or commitments or
    incur any liability for or on behalf of Sellorate.

  • The agent acknowledges and confirms that Sellorate cannot be held responsible for any representation
    that the agent may make to the purchasers over and above that contained in the sales brochure and the agent shall
    indemnify Sellorate against any costs claims damages or losses that either of them may incur or suffer on a
    full indemnity basis.


  • Sellorate shall provide a commission for each unit sold by the agent. Commission rates and payment timelines will vary by project and will be concluded in a separate marketing agreement at the time of sale
  • This initial agreement is to allow the agent to market the properties.  Once a booking is confirmed the agent will sign a full marketing agreement with a complete commission breakdown in order to minimize paperwork for agents.
  • The commission will be subjected and including of VAT and all taxes for Thai companies with VAT registered.
